The First 4 Things to Do When Selling an OBX Home

The more you can identify your priorities in selling your property, the more efficiently your agent can help.

Here are a few things I recommend starting to think about before diving into the selling process. Some of them are more general, and some are unique to the area - but all of them are important for us to get clarity on before your property hits the market!

No.1: Determine your priorities.

Are you looking to get the absolute most you can out of your home’s sale, or is your priority for it to sell as quickly as possible so taht you can move on to your next step?

Of course, in an ideal world we’re able to tick both of these boxes. But depending on your circumstance & the state of the market at the time, it may be helpful for you and your agent to know which one is your top priority.

Knowing your big picture goals will help me guide your selling process and make it as stress-free as possible for you!

No.2: Start looking at what repairs need to be done to get your property ready to go on the market.

This is something your agent can help you determine, as we spend lots of time with buyers and understand what motivates them & what they’ll likely be looking for (and what they’ll be wary of).

No.3: Determine the optimal time to list your property for sale in our local market.

Again, an agent will be your best friend in this. With a comprehensive understanding of the local market fluctuations, we’ll be able to advise you as to when your home’s sale is likely to perform better.

No.4: If you’re selling an investment, ask me about ways to avoid capital gains taxes to maximize your reinvestment potential.

I’m experienced in helping rental owners transfer their investment from one property to another, and am well-versed in all of the ways we can work this transaction to your advantage.
